Deerfield Beach: loosen beach-area development charter rules

Deerfield Beach city · November 3, 2026

The question on your ballot

Charter Section 11.01 restricts development east of the Intracoastal Waterway, including height limits of 45 feet for commercial and 55 feet for multifamily zoned properties, floor area ratio and lot coverage limits for such properties, mixed use and accessory use restrictions, and restrictions prohibiting rezoning to commercial.  Shall the Charter be amended to remove only the floor area ratio regulations and the restrictions on mixed and accessory uses from the Charter?

In plain language

A VoterDecoder summary of the official measure text.

Deerfield Beach voters are asked whether to loosen some charter rules for development east of the Intracoastal Waterway. Section 11.01 currently sets height limits of 45 feet for commercial and 55 feet for multifamily zoned properties. It also limits floor area ratio and lot coverage, restricts mixed and accessory uses, and prohibits rezoning to commercial. The question says only the floor area ratio rules and the mixed and accessory use restrictions would be removed. A YES vote removes those two sets of rules from the charter. A NO vote keeps them in place.
